01Do I need strata approval before renovating my North Vancouver condo?

Yes. Most North Vancouver strata corporations require a formal renovation request approved before any permit can be applied for. The approval package includes a contractor insurance certificate, WorkSafeBC clearance letter, scope of work, and waterproofing assurance.

We prepare and submit all of this on your behalf. Plan for 2–4 weeks for strata approval. We coordinate directly with your strata council so you are not the intermediary.

ℹ️ We have completed strata renovations across the CNV Lonsdale corridor, Moodyville, Capilano, Lynn Valley, and Edgemont — we know what each strata council requires.
02Do you handle permits for both the City (CNV) and District (DNV) of North Vancouver?

Yes. We manage permit applications for both municipalities. Your postcode tells you which applies:

V7L, V7M, V7P, V7J = City of North Vancouver (CNV) — online portal — 2–4 weeks
V7G, V7H, V7K, V7N, V7R = District of North Vancouver (DNV) — e-Apply — 3–6 weeks for structural or plumbing scopes

We identify which municipality applies to your address and manage the full permit application on your behalf.

03What is Poly-B plumbing and does it affect my renovation?

Poly-B (polybutylene) plastic piping was installed in many North Vancouver homes and condos between 1978 and 1995. Many insurance companies and lenders require its replacement before issuing or renewing coverage.

We identify Poly-B during the free in-home consultation and include full replacement in the fixed-price quote — no surprise costs mid-project.

04How is this different from the apartment or general condo renovation pages?

The apartment renovation page covers apartment suites, basement suites, and secondary suites. The condo renovation page targets Greater Vancouver broadly.
